Services:

  • We create the timeline for your transaction with contingency deadlines and contact information for agents, escrow and loan officer.
  • Generate all addenda, TIR request form, etc., and email and upload to Docusign for signatures when needed.
  • Order association documents and email to all relevant parties.
  • Create and pin the tasks to your Google Calendar to alert you to timely contingencies.
  • Send congratulatory/introduction emails to all parties to alert them to your accepted offer, and open escrow.
  • Schedule appointments for inspections, appraisers, surveyors, cleaners, walk-throughs, and signings.
  • Keep the parties informed in writing by providing information such as updates to contingencies.
  • Obtain and organize all closing documents for your close-out files.
  • Pin follow-up closing anniversaries to your google calendar so you can stay in touch with clients after they close!
  • Video conference with agents via Portal by Facebook/Messenger.

Process:

  • We have a 60-point check-list to monitor tasks and plan for situations that may arise. No two transactions are the same! Let an experienced agent help guide you towards a smooth and successful close!!
  • Once you have an accepted offer, please email the PC, counter offer if applicable, all addenda, and pre-approval letter so we can start the process, so you can begin the in-person appointments with your client.
  • We generate the timeline and send open escrow/congratulations email to Escrow, the Co-operating Agent, Loan Officer, and another email to your clients with fully-executed documents and timeline.
  • We generate your open escrow instructions according to your office’s information (unless you prefer to do that in-house).
  • All verbal communication should be done between the agents and clients. When we email documents and information, you are cc’d on the email to co-op agent, escrow, LOs and clients to keep you in the loop.
  • From the timeline, we pin tasks to your Google Calendar so you can see at a glance what’s coming up next and you can plan ahead.

$400.00 Transaction Fee: includes uploading documents to document retention sites such as Skyslope and Transaction Point, or a complete close-out file emailed to the agent at closing.
$640.00 Transaction Fee for Dual Agency: Transaction same agent or within company. If the transaction is with 2 separate agents, each will be charged half of the fee. Two separate close-out files will be provided.
$300.00 Transaction Fee for Agent's personal transaction, list or purchase.
$200.00 Transaction Fee for new construction or vacant land transaction.
